Ulster County Planning Board questions need for proposed Moratorium in Hurley

RE: Moratorium on Major Development - Other Special Authorization

“The Town is proposing a nine-month moratorium on large-scale development in the A-4 and A-2.5 zoning districts including projects on a lot orcombination of lots greater than 5 acres and land devellopment activity of 0.5 or greater acres, also in the A-4 and 2.5 zoning districts.”

“It is unclear from the communities’ recent development history that the Town is currently in need of a moratorium of this proposed scope and length. “ Over the past five years, the Town Planning Board has referred only twenty proposals to the County, 3 of which were re-referrred in that same period. Of these twenty referrals, two would be considererd significant including the development of a resort and the adaptive reuse of a former school building for residential use, both of which have already approved by the Town’s Planning Board.
